# The Harbor Club East Hampton, NY, United States (general area) ## About the house The Harbor Club is on a private block in East Hampton, minutes from East Hampton and Amagansett villages and within walking distance of Three Mile Harbor. Its open-plan interior has multiple sitting and dining areas, a furnished living room and an equipped kitchen with appliances, a coffee maker and cooking tools. Wi-Fi, central air conditioning, heating, a designated work-from-home space, a washer and dryer, and ironing equipment are available. An expansive deck provides outdoor dining beside the private heated pool. Outdoor facilities include private tennis and basketball courts, a lawn, several sitting areas, an outdoor shower, a grill and a patio. The finished lower level has a gym and ping-pong table. Pool and outdoor-equipment use is subject to seasonal conditions. The second floor has a primary bedroom with one queen bed, an ensuite bathroom and streaming TV; a guest bedroom with one queen bed; and a guest bedroom with two twin beds. Two lower-level bedrooms each have one queen bed, and Bedroom 4 has cable TV. All five bedrooms have air conditioning. The primary bathroom has a shower and tub, the second full bathroom has a shower/tub combination, and a half bathroom is on the main floor. Bed linens, bath towels, pool/beach towels and a hair dryer are supplied. The home welcomes families but is not handicap accessible. The primary renter must be at least 28 years old. Smoking is not allowed. Additional guests require express approval. Events, commercial activities and other non-traditional uses, including rotating groups during one stay, require prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $35.00 per reservation night. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional requested cleanings are at the guest's expense. Payments are non-refundable unless otherwise stated. After cancellation, Marquis will use best efforts to work with the owner to reopen and rebook the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the original reservation total is issued after full payment for the new reservation is collected. If no replacement reservation is made, guests may use their original dates provided payments comply with the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, with coverage details in the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours.
