House rules

The primary renter must be at least 30 years old. Maximum occupancy is nine; no additional guests are permitted. Smoking is not allowed. Events are prohibited under the standard policy. Any proposed event, commercial activity or other non-traditional use, including rotating guest groups during the same stay, requires prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. Pets require owner approval. The dog approval fee is $300 per dog per booking; additional fees and/or a security deposit may apply. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utility fees are included, but guests are responsible for excessive utility usage. A refundable cash security deposit of 10% is required. Its payment and administration are governed by a separate Security Deposit Agreement that both parties must sign before check-in. Balance payments by credit card are capped at $3,500; amounts above $3,500 must be paid by check, ACH or wire. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule showings during reasonable daytime hours.
