House rules

The primary renter must be at least 21 years old. Maximum occupancy is eight, with no additional guests permitted. Smoking is not allowed. Events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive utility usage. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of 10% is required, governed by a separate Security Deposit Agreement signed by both parties before check-in. Reservations require approval and a separate booking agreement signed by both parties before confirmation. Payments are generally non-refundable. Following cancellation, reopening the dates is at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided payments comply with the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. The owner may show the property to prospective renters or buyers, with efforts to give advance notice and schedule showings during reasonable daytime hours.

Getting there

The beach is a 30-second walk away. There is a right of way to the ocean and bay. The nearest restaurants and bars are half a mile away; grocery stores are in town, three miles away. The cottage is not handicap accessible. Outside Memorial Day through Labor Day, inquire before booking about availability of outdoor furniture and equipment; seasonal cleaning and updates typically take place in late April or early May.
