# The Dune Cottage Westhampton Beach, NY, United States (general area) ## About the house The cottage accommodates up to eight guests and has an open living area, kitchen, dining room and sunroom. Outdoors are a large patio, sandy yard, gas grill, patio furniture, beach chairs and a beach umbrella. The estimated floor area is 750 square feet. All three bedrooms and the additional sleeping area are on the first/main floor of the main house. Bedroom 1 has a queen bed, air conditioning, a closet and an ensuite bathroom. Bedroom 2 has two twin beds, air conditioning and a closet. Bedroom 3 has a double/full bed and a closet. A separate additional sleeping area has a sleep sofa, television and privacy. One full bathroom has a shower and tub; the other has a shower and a Jack-and-Jill arrangement. The kitchen includes a refrigerator, oven, stove, microwave, dishwasher, toaster, dishes, silverware and cookware. Bed linens, bath and beach towels, a hair dryer, washer, dryer, hot water, Wi-Fi, cable television and a speaker system are provided. There is a private entrance. The beach is a 30-second walk away, with a right of way to the ocean and bay. The nearest restaurants and bars are half a mile away, and grocery stores are in town, three miles away. The homeowner manages property preparation, arrival coordination, on-the-ground operations and guest communication after booking. Outside Memorial Day through Labor Day, inquire before booking about availability of outdoor furniture and equipment; seasonal cleaning and updates typically take place in late April or early May. The primary renter must be at least 21 years old. Maximum occupancy is eight, with no additional guests permitted. Smoking is not allowed. Events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive utility usage. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of 10% is required, governed by a separate Security Deposit Agreement signed by both parties before check-in. Reservations require approval and a separate booking agreement signed by both parties before confirmation. Payments are generally non-refundable. Following cancellation, reopening the dates is at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided payments comply with the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. The owner may show the property to prospective renters or buyers, with efforts to give advance notice and schedule showings during reasonable daytime hours.
