## About the house

The home has an open floor plan, skylights and abundant natural light, with indoor living areas connected to a deck and multiple outdoor seating areas. The fenced yard includes a private heated, fenced pool and outdoor dining with a gas BBQ. Town, beaches and restaurants are nearby.

Three guest bedrooms are on the first/main floor: two have one queen bed each and the third has one double/full bed. The second-floor primary bedroom has one queen bed, a full ensuite bathroom and cable TV. All four bedrooms have air conditioning and standard closets; bedrooms 1, 3 and 4 have balcony/deck access.

The main floor has a powder room and a full guest bathroom with a shower/tub combination. The primary ensuite has a shower and tub. Facilities include a kitchen, microwave, Wi-Fi, washer, dryer, heating, hot water, fireplace and TV. Bed linens, bath towels, pool/beach towels and a hair dryer are provided.

The homeowner manages on-the-ground operations and guest communication after booking confirmation through the Elite program. Outdoor pool use and outdoor furniture availability are seasonal.

The primary bedroom is on the second floor. Nearby beaches include Main Beach, Georgica Beach, Wiborg Beach, Eqypt Beach and Two Mile Hollow Beach. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; seasonal cleaning and updates typically occur in late April or early May.

Maximum occupancy is eight guests. The primary renter must be at least 30 years old. Smoking is not allowed. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval and may incur additional fees and/or an increased security deposit.

Pets require owner approval. Dog approval costs $250 per dog per booking; approval may also involve additional fees and/or a security deposit. Utilities are included, but guests are responsible for excessive usage. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense.

Payments are non-refundable unless otherwise stated. Following cancellation, Marquis may work with the owner to reopen and rebook the original dates, at the owner's discretion. If those dates are rebooked at the same or a higher price and the replacement reservation is paid in full, a refund less a penalty of 20% of the original total reservation amount is issued. If no replacement reservation is made, guests may still use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival.

Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement's coverage terms.

The owner may show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours.
