The approximately 6,000-square-foot, black-clad residence has an open floorplan, four bedrooms and an enclosed additional sleeping area in the Peacock Room. Three bedrooms have king beds, one has a queen bed, and the Peacock Room has a sleeper sofa. All four bedrooms have full ensuite bathrooms; the Peacock Room has a full Jack-and-Jill ensuite bathroom. Bedrooms 1, 2 and 3 have balconies or decks, and Bedroom 4 has streaming TV. A private staircase leads to a secluded 500-foot beachfront. Outdoor facilities include a Har-Tru tennis court with a ball machine, racquet equipment, a charcoal grill and a patio. The tennis court is reached along a stone path. Indoors, facilities include a kitchen with microwave, Wi-Fi, air conditioning, heating, a fireplace, washer and dryer. Bed linens, bath and pool/beach towels, a hair dryer and ironing equipment are provided. There is no pool or hot tub. The homeowner manages on-the-ground operations and guest communication after booking confirmation through the Elite program. Shinnecock Hills is 40 minutes away. Outside Memorial Day through Labor Day, inquire before booking about availability of outdoor furniture and equipment; seasonal cleaning and updates typically occur in late April or early May. Maximum occupancy is 10; no additional guests beyond this limit are permitted. Pets and smoking anywhere on the property are prohibited. Events are prohibited under the standard policy. Any reservation involving events, commercial activities, other non-traditional uses or rotating groups requires prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utility fees are included in the rental amount, but guests are responsible for excessive utility usage. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of $5,000 is required, governed by a separate Security Deposit Agreement signed by owner and guest before check-in. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. Use coasters and/or tablecloths on the live-edge wooden dining and cocktail tables. Avoid drinking red wine and dark liquids near the white living-room couch.
