The primary renter must be at least 30 years old. Smoking is not allowed. Additional persons and events require express approval. Events, commercial activities, other non-traditional uses and rotating groups during the same stay require prior written host approval; additional fees or an increased security deposit may apply. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $100.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner’s discretion and rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected.
