# The A-Frame Modern Hampton Bays, NY, United States (general area) ## About the house This recently built home has an open floorplan with multiple dining and sitting areas, a gas-burning fireplace, central air conditioning and an island kitchen. Kitchen equipment includes a refrigerator, oven, stove, dishwasher, microwave, Keurig coffee maker, toaster, blender, cookware, dishes and silverware. Wi-Fi, a dedicated work-from-home space, a washer and dryer, a television in the main living room and a Bluetooth speaker are provided. Three queen bedrooms and one king bedroom are on the main floor. The upstairs king bedroom has an ensuite bathroom and a balcony/deck. All five bedrooms have air conditioning and standard closets. The main floor has a full bathroom with a shower/tub combination and a separate half bathroom; the upstairs ensuite has a shower. Bed linens, bath towels, pool/beach towels, a hair dryer and an iron/ironing board are provided. Utilities are included, but guests are responsible for excessive usage. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. Marquis may work with the owner to reopen canceled dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the new reservation is collected. If no replacement reservation is made, guests may use the original dates provided scheduled payments are complete and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement.
