The villa consists of a main building and an annex, with spacious living areas, a kitchen, gardens, a panoramic swimming pool, covered outdoor dining areas and a private tennis court. A caretaker lives in an adjacent property with independent access and maintains the villa, park and pool. Guests have exclusive use of the dedicated areas.

The villa is near Salò. Salò is 2 km away, Salò beaches are 2 km away, and San Felice del Benaco beaches are 6.5 km away. The access roads are asphalted. The tennis court is approximately 300 m from the estate and is reached by a walk through the olive grove and vineyards. Parking is limited to up to 5 spaces. Access to the vineyards is not permitted.

The property is for lease only. Unauthorized parties, events and visitors exceeding the maximum guest limit are forbidden without prior written authorization. Extra guests are not covered by the rate unless authorized under agreed terms. Access to the vineyards is not permitted. Services at the villa may be provided only by official Emma Villas chefs and suppliers. A caretaker lives in an adjacent property with independent access.
