House rules
Reservations require approval before confirmation. No guests beyond the maximum occupancy of nine are permitted. Smoking is not allowed. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval; additional fees or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $175.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of 10% is required. A separate security deposit agreement must be signed by owner and guest before check-in. Payments are non-refundable unless otherwise stated. If canceled dates are reopened at the owner's discretion and successfully rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.
Getting there
Oceanfront location with a private beach and beach access. Montauk town center is moments away. The property is not suitable for unrelated guests. The primary renter must be at least 35 years old. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically take place in late April or early May.
Check dates and price before continuing with the host. A check does not reserve your stay. Confirm the terms with the host at staymarquis.com.
