# Summer Tide Haven Southampton, NY, United States (general area) ## About the house Built in 2025, this approximately 6,400-square-foot home accommodates up to 12 guests. The open-plan living room connects to the dining area and equipped kitchen, which has ample counter space and a coffee maker. Multiple indoor seating areas provide space to gather or relax. Outside are a covered patio, outdoor dining, a gas grill, multiple seating areas, mature landscaping and a fenced backyard. The private heated pool is not fenced. Guests have access to communal basketball, tennis and pickleball courts and a gym. The main house has one queen bedroom on the main floor; two queen bedrooms, a twin bedroom and a king primary bedroom upstairs; and a twin bedroom on the lower level. All six bedrooms have air conditioning and closets. The first five have ensuite bathrooms; streaming TVs are available in bedrooms 1, 2, 3, 5 and 6. Bed linens, bath towels, pool/beach towels and hair dryers are provided. Facilities include central air conditioning, heating, a fireplace, Wi-Fi, a work-from-home space, an iron and ironing board, and two washers and dryers in the laundry room. The primary renter must be at least 30 years old. Smoking and pets are prohibited. Additional guests and events require express approval. Events, commercial activities, other non-traditional uses and rotating groups during a stay require prior written host approval; additional fees and/or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive usage. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and successfully rebooked for the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement booking. If no replacement booking is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 in damage protection, subject to the booking agreement. Approved special uses may still require an increased security deposit.
