House rules

The primary renter must be at least 30 years old. Maximum occupancy is eight, with no additional persons permitted. Pets and smoking are prohibited. Events are prohibited; any proposed event, commercial activity, non-traditional use or rotating guest groups requires prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $100.00 per night of the reservation. Payments are non-refundable unless otherwise stated. If a cancelled stay is reopened at the owner's discretion and rebooked for the original dates at the same or higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking is collected. If it is not rebooked, guests may use the original dates provided payments comply with the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. Up to $25,000 of damage protection is provided in lieu of a security deposit, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Getting there

Southampton Village shops and amenities are within walking distance; beaches are a short bike ride away. Nearby beaches include Coopers Beach, Dune Beach and Halsey Neck Beach. The property is not suitable for children aged four and under. Driveway parking is limited to four cars. Outside Memorial Day to Labor Day, inquire before booking about pool, hot-tub, outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May.
