# Stunning Southampton Village Modern Southampton, NY, United States (general area) ## About the house This approximately 3,800-square-foot home combines exposed beams and wide-plank floors with bright living spaces, a formal dining room, a wood-burning fireplace and a large finished basement. Four upstairs bedrooms contain three king beds and one queen bed; two bedrooms have ensuite bathrooms. Bedrooms 1 and 3 have balconies or decks, and bedroom 1 has a TV. There are four full bathrooms: one on the main floor with a shower and three upstairs, all with showers and one also with a tub. The fenced backyard includes a private heated outdoor gunite pool, hot tub, private Har-Tru tennis court with rackets and balls, patio furniture, eight lounge chairs, a gas grill and a wood-burning fire pit. Three beach chairs are provided. Pool and hot-tub use is generally seasonal. The kitchen includes a stove, oven, refrigerator, ice maker, dishwasher, microwave, drip coffee maker, toaster, blender, cookware and dishes. Other facilities include Wi-Fi, a laptop-friendly workspace, washer and dryer, heating, air conditioning, cable and smart TV, a Sonos speaker system, a private entrance and driveway parking for four cars. Bed linens, bath towels, pool/beach towels and a hair dryer are provided. Smoke and carbon-monoxide detectors are available. Southampton Village shops and amenities are walkable, and beaches are a short bike ride away. The primary renter must be at least 30 years old. Maximum occupancy is eight, with no additional persons permitted. Pets and smoking are prohibited. Events are prohibited; any proposed event, commercial activity, non-traditional use or rotating guest groups requires prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $100.00 per night of the reservation. Payments are non-refundable unless otherwise stated. If a cancelled stay is reopened at the owner's discretion and rebooked for the original dates at the same or higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking is collected. If it is not rebooked, guests may use the original dates provided payments comply with the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. Up to $25,000 of damage protection is provided in lieu of a security deposit, subject to the booking agreement.
