House rules

The primary renter must be at least 30 years old. Maximum occupancy is ten. Additional guests require express approval. Smoking is not allowed. Events are prohibited; any proposed event, commercial activity, rotating guest group or other non-traditional use requires prior written approval and may incur additional fees or an increased security deposit. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs above $70.00 per night. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional requested cleaning is at the guest's expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates provided payments comply with the payment schedule and written notice is given at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has damage protection of up to $25,000, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Getting there

Meschutt Beach is 3.5 miles away, Cooper's Beach 4.6 miles and Ponquogue Beach 7.9 miles. Southampton Village Main Street is 4 miles away; the village is a few minutes away by car. Shinnecock Hills Golf Club is 3 minutes away by car. Shinnecock Nature Preserve is across the main road. Stairs lead from the deck to the pool. The property is not handicap accessible and is not suitable for unrelated guests. Outdoor furniture and equipment availability should be confirmed outside Memorial Day–Labor Day; spring preparation typically occurs in late April or early May.
