The main level includes a living room with fireplace, dining area and equipped kitchen with a Caesarstone island and counter-height seating. The indoor dining table seats eight and expands to ten. Multiple doors lead to the expansive back deck. A primary suite, queen bedroom with direct deck access, twin bedroom, full bathroom and powder room are on this level. The lower level contains a family room with a 77-inch television and sectional sofa, pool table, game table, laundry room, full bathroom, king bedroom and queen bedroom with an office setup. There is access to the garage. All five bedrooms have air conditioning and closets; the three main-level bedrooms have streaming televisions. The deck has a large direct-gas grill, dining seating for ten, outdoor sofas, lounges and chairs. Stairs lead down to the heated saltwater pool, with chaise lounges and umbrellas. The backyard is fenced, but the pool is not fenced; a pool fence can be installed for an additional fee. A hot tub is open year-round. Bed linens, bath towels, pool/beach towels, a hair dryer, iron and ironing board are provided. Heating, a microwave and washer/dryer are available. Southampton Village and ocean and bay beaches are nearby. Shinnecock Nature Preserve is across the main road and has easy hiking paths. The house is on a cul-de-sac with three homes and no through traffic. The property is not handicap accessible and is not suitable for unrelated guests. Outdoor furniture and equipment availability should be confirmed outside Memorial Day–Labor Day; spring preparation typically occurs in late April or early May. The primary renter must be at least 30 years old. Maximum occupancy is ten. Additional guests require express approval. Smoking is not allowed. Events are prohibited; any proposed event, commercial activity, rotating guest group or other non-traditional use requires prior written approval and may incur additional fees or an increased security deposit. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs above $70.00 per night. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional requested cleaning is at the guest's expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates provided payments comply with the payment schedule and written notice is given at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has damage protection of up to $25,000, subject to the booking agreement.
