The great room has a fireplace, flat-screen TV and glass sliders overlooking the backyard. The kitchen has stainless steel appliances, custom cabinetry and an island with four seats. A casual dining table seats four, while the formal dining room has an eight-person table and wet bar. The finished lower level includes a TV, kitchenette and gym with weight-training equipment and cardio machines. The landscaped backyard has a stone patio, grill, outdoor bar with four seats, lawn, six poolside loungers and a seating area with couches and a fireplace. Outdoor wellness facilities include a private gunite pool, hot tub, sauna and cold plunge. Seven bedrooms include a junior principal suite. The primary suite has cathedral ceilings, a fireplace, a balcony overlooking the backyard and a large bathroom with a sitting tub. Bedrooms are distributed across the lower, main and second floors; an additional sleeping space is on the main floor. All seven bedrooms and the additional sleeping space have air conditioning. Each bedroom has a TV and closet; bedrooms 2–7 have full ensuite bathrooms, and bedroom 4 also has a balcony/deck. There are seven full bathrooms and one half bathroom. The lower level has two shower bathrooms; the main floor has a shower bathroom and half bathroom; the second floor has four full bathrooms, including one with a shower and tub. Downtown Southampton Village is a block away on foot. Little Plains Beach, Cryder Beach and Coopers Beach are a short drive away. Pets require prior owner approval and may incur additional fees and/or a security deposit. Reservations require approval before confirmation. Commercial activities, other non-traditional uses and rotating groups during the same stay require prior written host approval and may incur additional fees and/or an increased security deposit. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $235.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and successfully rebooked for the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement booking is collected. If no replacement reservation is made, guests may use their original dates if scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, with coverage details in the booking agreement.
