House rules

Maximum occupancy is 10. The primary renter must be at least 35 years old. Smoking is not allowed. Additional guests and events require express approval. Events, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Pets require owner approval and may incur fees and/or a security deposit. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $105.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Inquire before booking about pool availability outside Memorial Day to Labor Day and about outdoor furniture and equipment outside that season. Spring cleaning and updates typically occur in late April or early May. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will use best efforts to work with the owner to reopen dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the new reservation. If no replacement reservation is made, guests may retain use of their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, damage protection covers up to $25,000, with coverage details in the booking agreement. The owner may show the home to prospective renters or buyers, seeking to provide advance notice and reasonable daytime scheduling.

Getting there

Walk to town and the library; the beach is a bike ride away. Coopers Beach is nearby. The property is not suitable for multiple families and unrelated guests and is not handicap accessible.
