# Southampton Village Cottage Southampton, NY, United States (general area) ## About the house The approximately 2,100-square-foot house has a beamed eat-in kitchen beside a dining room overlooking the trellised patio, plus a living area with a large sectional couch. Central air conditioning serves the home. Two primary bedrooms each have a queen bed and an ensuite bathroom; two further queen bedrooms share a Jack-and-Jill bathroom. There is also a half bathroom and an outdoor shower. The kitchen includes a refrigerator, microwave, toaster, blender, pots, pans, dishes, silverware, a coffee pot and a Nespresso machine. Other facilities include Wi-Fi, a laptop-friendly workspace, a washer and dryer, a wood-burning fireplace, an iron and ironing board, and Bluetooth and Sonos speakers. Bed linens, bath towels and pool/beach towels are provided. Outdoor facilities include a private heated pool, a fenced backyard, a gas grill, patio furniture, six lounge chairs, ten beach chairs and a beach umbrella. The pool itself is not fenced. Reservations require approval before confirmation. The primary renter must be at least 30 years old. Smoking is not allowed. Additional persons and events are prohibited without express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval and may incur additional fees and/or an increased security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $100.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Pets require owner approval. The dog approval fee is $150 per dog per booking; other fees and/or a security deposit may apply. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will make best efforts to work with the owner to reopen and rebook the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the original reservation total is issued after the replacement reservation is paid in full. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, with coverage details in the booking agreement.
