House rules

Reservations require approval before confirmation. Maximum occupancy is six. The primary renter must be at least 30 years old. Smoking is not permitted. Additional guests and events require express approval. Events, commercial activities, other non-traditional uses and rotating groups during a stay require prior written host approval; additional fees and/or an increased security deposit may apply. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utilities are included, but guests are responsible for excessive usage. One hypoallergenic, non-shedding dog of 75 lbs or less is permitted for $300.00 per booking; other pets, multiple dogs, shedding dogs and larger dogs require express approval. Outside Memorial Day to Labor Day, inquire before booking about pool availability and whether outdoor furniture and equipment will be available. Spring cleaning and updates typically take place in late April or early May. The owner may show the home to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will use best efforts to work with the owner to reopen and rebook the dates; reopening is at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued once the replacement reservation is paid in full. If the dates are not rebooked, the original guest may still use them if payments meet the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; amounts over $3,500 must be paid by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement.

Getting there

The home is south of the highway; Southampton Village is a short drive away. Coopers Beach and Flying Point Beach are minutes away. The primary bedroom is on the second floor, two bedrooms are on the main floor, and the movie den and powder room are on the lower level. The property is not handicap accessible.
