# Southampton Tranquil Southampton, NY, United States (general area) ## About the house The 5,000-square-foot house accommodates up to 14 guests in seven bedrooms with eight beds and 4.5 bathrooms. Renovations included several bathrooms, flooring, windows, moldings and the staircase. Mature landscaping provides a private setting. Outdoor facilities include a hot tub, a Har-Tru tennis court, a 30-by-30 basketball court, a golf putting green, 2,800 square feet of decking and a barbecue connected to an in-ground propane tank. The backyard is not fenced. The stainless-steel and granite kitchen includes a wine refrigerator, appliances, cutlery, cookware and a microwave. Indoor facilities include three-zone air conditioning, heating, a fireplace, four large flat-panel smart televisions, a Sonos wireless music system, Wi-Fi, a washer and dryer. Bed linens, bath towels, pool/beach towels, a hair dryer and ironing equipment are provided. The second floor contains the king bedroom with a full ensuite bathroom, a queen bedroom and a twin bedroom with Jack-and-Jill ensuite access. Two queen bedrooms are on the main floor and two are on the lower level. All seven bedrooms have air conditioning and closets. Bathrooms include a master bathroom with a shower and tub, a second-floor bathroom with a shower/tub combination, main-floor and lower-level bathrooms with showers, and a main-floor half bathroom. Reservations require approval before confirmation. The primary renter must be at least 30 years old. No guests beyond the maximum occupancy of 14 are permitted. Pets and smoking are prohibited. Events are prohibited under the standard policy; reservations involving events, commercial activities, rotating guest groups or other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Utilities are included, but guests are responsible for excessive utility usage, defined as utility costs over $145.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Weekday rentals check in on Monday at 14:00 and check out on Sunday at 16:00. Payments are non-refundable unless otherwise stated. If canceled dates are reopened at the owner's discretion and successfully rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking. If no replacement booking is made, guests may use their original dates provided payments comply with the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. Instead of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours.
