The open-plan home has expansive windows, sliding doors and a private yard bordered by tall hedges and mature landscaping. Southampton village, beaches and dining are a short drive away. Outdoor facilities include a private heated pool, in-ground spa, sundeck, covered dining area, built-in sofas, an in-ground firepit, gas barbecue and a hot-and-cold outdoor shower. There are multiple outdoor lounging areas and free on-site parking. The main living room has a gas fireplace, television and doors opening to the deck and pool area. An adjacent sitting room has another fireplace; an upper-level living room has a sectional sofa, fireplace and television. The home also has a formal dining room and an equipped kitchen with appliances, a center island and breakfast nook. Central air conditioning, heating, high-speed Wi-Fi, a dedicated workspace, washer and dryer are provided, along with bed linens, bath towels, pool/beach towels, a hair dryer and ironing equipment. The property is not handicap accessible and is not suitable for unrelated guests. The primary renter must be at least 30 years old. Maximum occupancy is 12. Pets and smoking are prohibited. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $150.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of $10,000 is required, governed by a separate agreement signed by owner and guest before check-in. Reservations require approval before confirmation. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation begins.
