# Southampton Sanctuary Southampton, NY, United States (general area) ## About the house Southampton Sanctuary accommodates six guests in approximately 1,700 square feet. Cathedral ceilings, tall floor-to-ceiling windows and an open living area overlook the backyard and Heady Creek. The renovated interior includes high-end furnishings, a spacious kitchen and a usable fireplace. Bedroom 1 has a king bed and streaming TV; Bedrooms 2 and 3 each have a queen bed. There are two full bathrooms. The 1,100-square-foot mahogany deck has outdoor living and dining space, patio furniture and a gas barbecue. Outdoor facilities include a balcony and a hot-and-cold outdoor shower. Three bicycles, four beach chairs, a beach umbrella and a cooler are provided. The backyard is not fenced. Amenities include air conditioning, Wi-Fi, a laptop-friendly workspace, a washer and dryer, bed linens, bath towels, hot water, a refrigerator, pots and pans, a main-living-room television and Smart TV. The house has a private entrance, smoke and carbon monoxide detectors, and driveway parking for six cars. There is no pool. Restaurants, shops and cafes are nearby in Southampton Village. Town is a 10-minute bicycle ride away, and the beach is a five-minute drive away. The homeowner handles on-the-ground operations and guest communication after booking confirmation through the Elite program. Outside Memorial Day through Labor Day, inquire before booking about availability of outdoor furniture and equipment; spring cleaning and updates typically occur in late April or early May. Reservations require approval before confirmation. The primary renter must be at least 27 years old. Smoking is not allowed. Additional guests and events require express approval. Events, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Pets require express owner approval and may incur additional fees and/or a security deposit. The dog approval fee is $300 per dog per booking. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $100.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of $1,000 is required. Its payment and administration are governed by a separate Security Deposit Agreement signed by owner and guest before check-in. Payments are non-refundable unless otherwise stated. On cancellation, Marquis will use best efforts to work with the owner to reopen and rebook the dates; reopening is the owner's decision. If the original dates are rebooked at the same or higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis is notified in writing at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime visits. ## Property questions ## Is the backyard fenced?
