House rules

The primary renter must be at least 30 years old. Maximum occupancy is 11; no additional guests are permitted. Pets, smoking and events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval and may incur additional fees or an increased security deposit. Reservation approval is required before confirmation. Utility fees are included, but guests are responsible for excessive utility usage. One light cleaning per eight nights booked and one end-of-stay cleaning are included. Additional cleanings are available at guests’ expense. A refundable cash security deposit of 10% is required, subject to a separate Security Deposit Agreement signed by owner and guest before check-in. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis may work with the owner to reopen and rebook the original dates, at the owner’s discretion. If those dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued once the replacement reservation is paid in full. If no replacement reservation is made, guests may use the original dates provided payments meet the agreed schedule and Marquis is notified in writing at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. For stays outside Memorial Day to Labor Day, inquire before booking about pool, outdoor furniture and equipment availability. Spring cleaning and updates typically occur in late April or early May. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours.

Getting there

The home is in a residential neighborhood near Southampton Village. Nearby beaches include Cooper’s Beach, Flying Point Beach, Halsey Neck Beach, Cryder Beach and Little Plains Beach. Bedrooms are distributed across the main floor, second floor and lower level. The home is not suitable for unrelated guests.
