# Southampton Retreat Southampton, NY, United States (general area) ## About the house This furnished home is in a quiet residential neighborhood near Southampton Village’s shops, restaurants, boutiques and beaches. The main floor has open-plan living and dining areas connected to a fully equipped kitchen with modern appliances, a microwave, wine fridge and large center island. Doors open onto the back deck. The living room has seating and a large flat-screen TV, and the finished lower level includes a movie den. Outside are a private heated pool, sundeck with chaise loungers, a fenced backyard with a flat lawn and playground, shaded outdoor dining for ten, a gas barbecue, outdoor sofa seating and a hot-and-cold outdoor shower. Pool use and outdoor equipment are subject to seasonal availability. All six bedrooms have air conditioning and closets. The main-floor guest bedroom has a king bed, ensuite shower bathroom, streaming TV and balcony/deck. Upstairs are two queen bedrooms, a twin bedroom with two single beds, and a primary king bedroom; each has an ensuite bathroom. The primary bedroom also has streaming TV and a balcony/deck. The lower-level bedroom has a double/full bed, with a separate full bathroom on that level. A main-floor powder room completes the 6.5 bathrooms. Nearby beaches include Cooper’s Beach, Flying Point Beach, Halsey Neck Beach, Cryder Beach and Little Plains Beach. Bedrooms are distributed across the main floor, second floor and lower level. The home is not suitable for unrelated guests. The primary renter must be at least 30 years old. Maximum occupancy is 11; no additional guests are permitted. Pets, smoking and events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval and may incur additional fees or an increased security deposit. Reservation approval is required before confirmation. Utility fees are included, but guests are responsible for excessive utility usage. One light cleaning per eight nights booked and one end-of-stay cleaning are included. Additional cleanings are available at guests’ expense. A refundable cash security deposit of 10% is required, subject to a separate Security Deposit Agreement signed by owner and guest before check-in. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis may work with the owner to reopen and rebook the original dates, at the owner’s discretion. If those dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued once the replacement reservation is paid in full. If no replacement reservation is made, guests may use the original dates provided payments meet the agreed schedule and Marquis is notified in writing at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. For stays outside Memorial Day to Labor Day, inquire before booking about pool, outdoor furniture and equipment availability. Spring cleaning and updates typically occur in late April or early May.
