# Southampton Residence Club Southampton, NY, United States (general area) ## About the house The home occupies more than half an acre of private grounds near four golf courses, including Shinnecock. Its renovated interior has updated appliances, a living room, a den, a kitchen with an island and a separate dining table. A former fourth bedroom is now a private office. All three bedrooms are on the main floor. Bedroom 1 has a king bed and a full ensuite bathroom; Bedroom 2 has a queen bed and a full ensuite bathroom; Bedroom 3 has a queen bed. Each bedroom has air conditioning, a standard closet and streaming television; Bedrooms 1 and 2 also have cable. There are three full bathrooms in total. The kitchen includes a refrigerator, stove, oven, dishwasher, cookware, dishes and silverware. Wi-Fi, parking, a washer and dryer, bed linens, bath towels, a hair dryer, hot water and a private entrance are provided. A television is available in the main living room, and the home has smoke and carbon monoxide detectors. The manicured backyard has a grill and a private in-ground heated pool. Outdoor pool use is typically seasonal, from Memorial Day to Labor Day. The homeowner manages on-site operations and guest communication after booking confirmation. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $85.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Events of any size, commercial activities, other non-traditional uses and rotating groups during a stay require prior written host approval. Additional fees and/or an increased security deposit may apply. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically occur in late April or early May. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule showings during reasonable daytime hours.
