Utilities are included, but guests are responsible for excessive utility usage, defined as utility costs over $65.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking is collected.
