A lower-level media room has a bar. All four bedrooms are on the second floor and have TVs and DVRs. Each bedroom has one queen bed. The primary suite includes a sitting room and a deck with partial water views. An additional lower-level sleeping area has one twin/single bed. There are three full bathrooms. Outside are a Japanese garden, a private heated pool, a hot tub and three decks, including one with a grill and dining table. Indoor and outdoor speakers, lounge chairs and patio furniture are available. The home also has a usable fireplace, air conditioning, Wi-Fi, a washer and dryer, bed linens, bath towels and a hair dryer. The kitchen includes a refrigerator, stove, oven, ice maker, dishwasher, microwave, Keurig coffee maker, toaster, blender, dishes, silverware and cookware. The home is just off Montauk Highway, two miles north of Southampton Village, with access to Shinnecock and Southampton golf courses. The primary renter must be at least 35 years old. Smoking is not allowed. Additional guests require express approval. Events are prohibited under the standard events policy; any proposed event, commercial activity, rotating guest group or other non-traditional use requires prior written host approval and may involve additional fees and/or an increased security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive utility usage, defined as costs over $115.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Pets require owner approval; the dog approval fee is $150 per dog per booking, and additional fees and/or a security deposit may apply. Unless otherwise stated, payments are non-refundable. After cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the original total reservation amount is issued after full payment for the new reservation is collected. If no replacement reservation is made, guests may use their original dates if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime visits.
