The kitchen includes appliances, a microwave and a coffee maker. Central air conditioning, heating, a fireplace, high-speed Wi-Fi, a washer and dryer, linens, bath and pool/beach towels, a hair dryer and ironing equipment are provided. Outside are a private pool, hot tub, fenced backyard, furnished patio for outdoor dining, gas grill and gas firepit. The home is minutes from Shinnecock Hills Golf Club and close to Southampton restaurants, shops, galleries and beaches. Nearby beaches include Cooper's Beach, Flying Point Beach, Halsey Neck Beach, Cryder Beach and Little Plains Beach. The homeowner manages on-the-ground operations and guest communication after booking confirmation. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive utility usage. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of $2,500 is required, governed by a separate Security Deposit Agreement signed by owner and guest before check-in. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire.
