The main living room has a wood-burning fireplace, and a separate den has a sectional for watching movies or relaxing. The stocked kitchen includes cookware, dishes, glassware, a refrigerator, oven, stove, microwave, dishwasher, coffee pot, toaster, wine fridge and ice maker. An island provides preparation space and casual dining. All three bedrooms have a queen bed and air conditioning. The primary bedroom has a television, closet and full ensuite bathroom with a walk-in shower and double vanity. The two guest bedrooms have closets; one has a dedicated desk. The second full bathroom has a shower/tub combination. Outside are a private freshwater pool, a generous sundeck, a fully fenced yard with mature trees, and an outdoor shower with hot and cold water. Off-street parking is available. Bed linens, bath towels, pool/beach towels, a hair dryer, washer and dryer are provided. The home also has central air conditioning, heating, Wi-Fi and smart television facilities. Southampton restaurants, shops, bars and beaches are nearby. The homeowner manages on-the-ground operations and guest communication after booking confirmation through the Elite program. Events, commercial activities, other non-traditional uses and rotating groups during a stay require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $55.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture and equipment. Spring cleaning and updates typically take place in late April or early May. Unless otherwise stated, payments are non-refundable. Marquis will use best efforts to work with the owner to reopen canceled dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis is notified in writing at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers; advance notice and reasonable daytime scheduling will be attempted.
