House rules

The primary renter must be at least 30. Smoking is not permitted. Additional guests require express approval and may incur $500.00 per person per night. Events are prohibited; any proposed event, commercial activity, other non-traditional use or rotating guest group requires prior written host approval and may involve additional fees or an increased security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs above $155.00 per reservation night. One light cleaning for every eight nights booked and one end-of-stay cleaning are included; additional cleanings are available at guests' expense. The property cannot receive mail or smaller packages; only Amazon packages can be delivered during a stay. Property showings to prospective renters or buyers may occur with advance notice and efforts to schedule reasonable daytime hours. Payments are non-refundable unless otherwise stated. If the owner elects to reopen cancelled dates and they are rebooked at the same or higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement booking. Without rebooking, guests may use their original dates if payments meet the agreed schedule and written notice is given at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must use check, ACH or wire. In lieu of a security deposit, damage protection covers up to $25,000, subject to the booking agreement.

Getting there

Southampton village is 3.5 miles away; Coopers and Cryder Beach and Shinnecock Hills dining are minutes away. The home is not handicap accessible. Outdoor furniture and equipment may not be available outside Memorial Day to Labor Day; inquire before booking. Spring cleaning and updates typically occur in late April or early May.
