# Southampton Dream Southampton, NY, United States (general area) ## About the house The home accommodates up to 12 guests and combines a classic Hamptons exterior with contemporary interiors, designer furniture, a wraparound porch and a separate dining area. Interior space exceeds 5,000 square feet, with an estimated total of 5,500 square feet. The kitchen includes appliances and a microwave. A game room has a full bar, beer/wine refrigerator and billiards table, with a Sonos sound system for entertainment. The finished lower level includes a Peloton bike, free weights and other fitness accessories. Heating, Wi-Fi, a washer and dryer, an iron and ironing board, hair dryer, bed linens, bath towels and pool/beach towels are available. Beds are supplied with Brooklinen sheets, pillows and Helix mattresses. Outside are an expansive deck with lounge seating, an outdoor kitchen and grill, a covered patio, landscaped lawns and a fenced backyard. The private 20x40 saltwater pool is accompanied by a seven-person saltwater spa hot tub. Pool and hot tub access is seasonal. The primary bedroom and Bedrooms 2 and 6 have streaming televisions. The primary bedroom has a walk-in closet; the other bedrooms have standard closets. Bathrooms include two upstairs bathrooms with showers and tubs, two main-floor bathrooms with showers, and a lower-level bathroom with a shower. Southampton village is 3.5 miles away. Coopers and Cryder Beach and dining in Shinnecock Hills are minutes away. The home is also suited to longer stays. The primary renter must be at least 30. Smoking is not permitted. Additional guests require express approval and may incur $500.00 per person per night. Events are prohibited; any proposed event, commercial activity, other non-traditional use or rotating guest group requires prior written host approval and may involve additional fees or an increased security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs above $155.00 per reservation night. One light cleaning for every eight nights booked and one end-of-stay cleaning are included; additional cleanings are available at guests' expense. The property cannot receive mail or smaller packages; only Amazon packages can be delivered during a stay. Property showings to prospective renters or buyers may occur with advance notice and efforts to schedule reasonable daytime hours. Payments are non-refundable unless otherwise stated. If the owner elects to reopen cancelled dates and they are rebooked at the same or higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement booking. Without rebooking, guests may use their original dates if payments meet the agreed schedule and written notice is given at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must use check, ACH or wire.
