# Southampton Compound Southampton, NY, United States (general area) ## About the house The home is on a quiet street close to Southampton Village, beaches, restaurants and boutiques. It accommodates up to 16 guests in eight air-conditioned bedrooms across the main and second floors, with nine beds and five full bathrooms plus a half bathroom. The primary main-floor bedroom has a king bed, a full ensuite bathroom, streaming TV and a walk-in closet. A second main-floor king bedroom also has streaming TV, and the third main-floor bedroom has two twin beds. Upstairs are three king bedrooms and two queen bedrooms. Indoor facilities include oversized living rooms, a kitchen with microwave, a wet bar, gym, game/arcade room, fireplace, heating, Wi-Fi, washer and dryer. Bed linens, bath towels, pool/beach towels, a hair dryer and ironing equipment are provided. The fully fenced yard has a sun deck with lounge chairs, a private heated pool, a spa/hot tub, outdoor dining with a gas barbecue, a fire pit and multiple seating areas. There is ample free parking and a two-car garage. Outdoor pool and hot-tub use is seasonal; confirm availability outside Memorial Day through Labor Day. Outdoor furniture and equipment should also be confirmed for off-season stays. The primary full bathroom has a shower and tub. Another main-floor full bathroom, one lower-level full bathroom and two second-floor full bathrooms have shower/tub combinations. The half bathroom is on the main floor. Any proposed events, commercial activities, rotating guest groups or other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $160.00 per night of the reservation. Following cancellation, Marquis will use best efforts to seek owner approval to reopen and rebook the original dates. If those dates are rebooked at the same or a higher price and payment is collected in full, a refund less a penalty of 20% of the total reservation amount will be issued. If no new reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins.
