All four bedrooms are on the main floor and have air conditioning, TVs and closets. Bedroom 1 has a king bed, a full ensuite bathroom and balcony/deck access; Bedroom 4 has a queen bed, a full ensuite bathroom and balcony/deck access. Bedroom 2 has a queen bed, and Bedroom 3 has two twin beds. The primary suite includes a soaking tub. Three full bathrooms are on the main floor and one is on the lower level; their fixtures include a shower and tub, a shower, a shower/tub combination and a lower-level shower. The kitchen includes a stove, oven, refrigerator, dishwasher, microwave, cookware, dishes, silverware, ice maker, coffee-making equipment, toaster and blender. Central air conditioning, heating, Wi-Fi, a washer and dryer, bed linens, bath towels, pool/beach towels and ironing equipment are provided. One hypoallergenic, non-shedding dog of 15 lbs or less is permitted; other pets or dogs require express approval. Events are prohibited unless expressly approved. Events, commercial activities and other non-traditional uses, including rotating guest groups during one stay, require prior written host approval and may incur additional fees and/or an increased security deposit. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $100.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after the replacement reservation is paid in full. If the dates are not rebooked, guests may use their original reservation provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, with coverage details in the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours.
