House rules

The primary renter must be at least 25 years old. Reservations require approval before confirmation. Pets are prohibited unless express approval is given. Smoking is not allowed. Additional guests and events are prohibited without express approval. Events, commercial activities, rotating groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive utility usage. For reservations longer than seven nights, one cleaning per week is mandatory at the guest’s expense. A refundable cash security deposit of $5,000 is required, governed by a separate agreement signed by owner and guest before check-in. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner’s discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the original total reservation amount is issued after full payment for the new reservation is collected. If no replacement reservation is made, guests may use their original dates if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

Marina Bay Beach is steps away. Southampton Village, three major golf clubs and other ocean beaches are nearby. Bedroom 1 is on the second floor; the other three bedrooms are on the main floor. Inquire before booking about outdoor furniture and equipment availability outside Memorial Day to Labor Day; seasonal cleaning and updates typically occur in late April or early May.
