Southampton Charm accommodates up to eight guests in a professionally decorated cedar-shingle home surrounded by protective reserves. Common spaces include a dining room, a living room with a usable fireplace, a kitchen and a separate butler’s pantry. The kitchen includes a microwave and a paneled Thermador refrigerator. The HVAC system has indoor UV lights and HEPA filters.

The landscaped garden has shaded areas and a private heated pool. Outdoor facilities include a patio, built-in gas barbecue and refrigerator, pergola lighting, a balcony, lounge chairs, patio furniture and an outdoor shower with hot and cold water.

The second-floor bedroom has a king bed and a full ensuite bathroom with a shower. Three bedrooms on the main floor have two queen beds and one double/full bed; the third and fourth bedrooms have Jack-and-Jill ensuite bathroom access. The two main-floor bathrooms each have a shower and tub. Bed linens, bath towels, a hair dryer, washer and dryer are provided.

Marina Bay Beach is steps away, with Southampton Village, three major golf clubs and other ocean beaches nearby. The homeowner handles on-the-ground operations and guest communication after booking confirmation.

Marina Bay Beach is steps away. Southampton Village, three major golf clubs and other ocean beaches are nearby. Bedroom 1 is on the second floor; the other three bedrooms are on the main floor. Inquire before booking about outdoor furniture and equipment availability outside Memorial Day to Labor Day; seasonal cleaning and updates typically occur in late April or early May.

The primary renter must be at least 25 years old. Reservations require approval before confirmation. Pets are prohibited unless express approval is given. Smoking is not allowed. Additional guests and events are prohibited without express approval. Events, commercial activities, rotating groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply.

Utility fees are included, but guests are responsible for excessive utility usage. For reservations longer than seven nights, one cleaning per week is mandatory at the guest’s expense. A refundable cash security deposit of $5,000 is required, governed by a separate agreement signed by owner and guest before check-in.

Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner’s discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the original total reservation amount is issued after full payment for the new reservation is collected. If no replacement reservation is made, guests may use their original dates if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire.

The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.
