# Southampton Beachfront Southampton, NY, United States (general area) ## About the house The estate spans over 9,500 square feet, with soaring ceilings, contemporary art, living areas, a family room, media room, full bar, wine cellar, four fireplaces and a Sonos sound system. Wellness facilities include a gym, sauna and two steam rooms. The fully stocked chef’s kitchen has a center island, gas cooking, pizza oven and large breakfast area. All five guest bedrooms are on the second floor of the main house and have air conditioning and balcony or deck access. Bedroom 1 has two twin/single beds; bedrooms 2–4 each have a queen bed; bedroom 5 has a king bed. Bedrooms 1, 3, 4 and 5 have full ensuite bathrooms. Bedrooms 2–5 have TVs. Bed linens, bath essentials, bath towels and pool/beach towels are provided. A live-in housekeeper occupies a separate sixth bedroom. Outdoor facilities include a private fenced gunite grotto pool, jacuzzi, multiple lounge areas, rooftop deck with ocean views, outdoor shower, outdoor kitchen, grill, patio, tennis court and bocce court. The beach is steps away. The estate is south of the highway, minutes from Southampton village’s dining and shopping, and near the Meadow Club of Southampton. Wi-Fi, heating, a washer and dryer, microwave, hair dryer and iron/ironing board are available. Children are welcome, but a crib is not provided. The beachfront estate is steps from the beach, south of the highway in Southampton’s Estate section, minutes from Southampton village and near the Meadow Club of Southampton. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture, equipment and pool/hot-tub availability; spring cleaning and updates typically take place in late April or early May. The primary renter must be at least 35 years old. Maximum occupancy is 10; no additional persons are permitted. Pets, smoking and events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval; additional fees and/or an increased security deposit may apply. A reservation requires approval before confirmation. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $125.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Unless otherwise stated, payments are non-refundable. If a guest cancels, Marquis will use best efforts to work with the owner to reopen the dates, at the owner’s discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If the dates are not rebooked, the original guest may still use them provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and arrange reasonable daytime showings. ## Property questions ## Is the pool fenced?
