It has three bedrooms, each with air conditioning, a television, a closet and a full ensuite bathroom. Sleeping arrangements comprise one king bed, one queen bed and two twin beds. Two bathrooms have shower/tub combinations, and the third has a shower. Bed linens, bath towels and pool/beach towels are provided. Indoor spaces include an open living and dining area, hardwood floors, a usable fireplace and a sitting room with a large-screen television. The equipped kitchen includes a stove, oven, refrigerator, ice maker, dishwasher, microwave, toaster and pot and Keurig coffee makers. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $150.00 per reservation night. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of $10,000 is required, governed by a separate agreement signed by owner and guest before check-in. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the new reservation is collected. If no new reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire.
