High ceilings, skylights and floor-to-ceiling windows bring natural light into the communal living spaces. There are two fireplaces, a dining table, and a newly furnished kitchen with ample counter space and modern appliances. A sun room overlooks the deck, while French doors connect the family room to a backyard with outdoor furniture. An outdoor grill is available. Three bedrooms each have a queen bed, one has a double bed, and one has a twin bed. Bed linens, bath towels, a hair dryer, hot water, air conditioning, Wi-Fi, a washer and a dryer are provided. The three bathrooms are full bathrooms. The private heated pool has a diving board. Outdoor pool use is typically seasonal, from Memorial Day to Labor Day; inquire before booking outside that period. For energy conservation, the pool heater may operate only from 8am to 6pm. Southampton Village is two minutes away. Coopers Beach, which is lifeguarded, and Halsey Neck are both about two miles away, with restaurants, shops and farm stands nearby. The homeowner manages property preparation, arrival coordination, on-site operations and guest communication after booking. Outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture and equipment. Seasonal cleaning and updates typically take place in late April or early May. The primary renter must be at least 21 years old. Reservations require approval before confirmation. Pets are prohibited unless express approval is provided. Smoking is not allowed. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $115.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Events, commercial activities, other non-traditional uses and rotating groups of guests require prior written host approval. Additional fees and/or an increased security deposit may apply. Payments are non-refundable unless otherwise stated. If the owner elects to reopen cancelled dates and Marquis rebooks the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis is notified in writing at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, with coverage details in the booking agreement.
