# South Road Perfection Westhampton Beach, NY, United States (general area) ## About the house The approximately 3,800-square-foot home has open-plan living and dining areas with white furniture, and a renovated kitchen with stainless steel appliances and marble countertops. Kitchen equipment includes a refrigerator, microwave, toaster, blender, coffee pot, Nespresso machine, dishes, silverware and cookware. A usable fireplace, washer, dryer, linens, bath towels and pool/beach towels are provided. Four bedrooms are on the main floor: two queen bedrooms with ensuite bathrooms, a bedroom with two twin beds, and a bedroom with one twin bed. The upstairs king bedroom has an ensuite bathroom and balcony/deck. A separate main-floor media room provides two sofa beds, privacy and an ensuite bathroom. Air conditioning is explicitly identified in bedrooms 1–4 and the media room. Outside are a full-sized heated private pool, a private Har-Tru tennis court with rackets and balls, a covered patio with a table, chairs and umbrella, and a gas grill. There are four beach chairs, six lounge chairs, one adult bicycle and four children's bicycles. The backyard is fenced. The primary renter must be at least 25 years old. Smoking is not allowed. Reservations require approval before confirmation. Additional persons and events are prohibited without express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $115.00 per night of the reservation. One end-of-stay cleaning is included. Stays longer than seven nights require one cleaning per week at the guest's expense. Unless otherwise stated, payments are non-refundable. Marquis may work with the owner to reopen cancelled dates. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If the dates are not rebooked, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; amounts over $3,500 must be paid by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement.
