# South Harbor Retreat Sag Harbor, NY, United States (general area) ## About the house Fold-away glass walls connect the living room to outdoor areas screened by a hedge. The home has a rooftop terrace overlooking the bay, a deck and patio, hammock, media room, office, game room and ping-pong table. Three bedrooms are on the second floor: one with a king bed and two with double/full beds. Two lower-level bedrooms each have a queen bed. All five bedrooms have air conditioning and closets; bedrooms 1 and 4 have TVs, and bedrooms 1 and 2 have balcony/deck access. Bedrooms 2 through 5 have ensuite bathrooms. The bathroom inventory includes two full bathrooms on the second floor, one full bathroom and one half bathroom on the main floor, and two full bathrooms on the lower level. One second-floor bathroom has a tub and shower; another has a Jack-and-Jill arrangement. Outdoor facilities include a private heated saltwater gunite pool with a sun shelf, hot tub, gas grill, hot-and-cold outdoor shower, basketball court, two lounge chairs, patio seating and a fenced yard. Beach equipment includes two beach chairs, an umbrella and a cooler. The kitchen includes a stove, oven, refrigerator, wine fridge, ice maker, dishwasher, microwave, coffee equipment, toaster, blender, dishes, silverware and cookware. Other facilities include a washer and dryer, heating, a wood-burning fireplace, smart TV, Bluetooth/Sonos speakers and a fitness room with a treadmill and stretching/yoga mat. Bedrooms are on the second floor and lower level. The property is not wheelchair accessible. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically take place in late April or early May. The primary renter must be at least 30 years old. The home is not suitable for unrelated guests. Additional persons require express approval. Smoking is not allowed. Events are prohibited; any proposed event, commercial activity, rotating guest group or other non-traditional use requires prior written host approval and may incur additional fees or an increased security deposit. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $150.00 per reservation night. One end-of-stay cleaning is included. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will make best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates if payments meet the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments above that amount must be made by check, ACH or wire. In place of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.
