# Sophisticated Beach Bungalow Sag Harbor, NY, United States (general area) ## About the house The bungalow occupies over a quarter acre near bay beaches, Sag Harbor village shops and restaurants, and Sag Harbor golf course. Havens Beach is a five-minute walk away; ocean beaches are a 12-minute drive away. Wineries are a short drive away. The open-plan living, dining and kitchen areas include a chef’s eat-in kitchen with custom cabinetry, high-end appliances and seating for five. Kitchen equipment includes a refrigerator, stove, oven, dishwasher, ice maker, coffee pot, toaster, blender, cookware and tableware. Flat-screen TVs are in the kitchen and living area, with streaming TV in Bedroom 1. SONOS and a Bluetooth speaker system are available. The screened porch has rattan and wood furniture, mahogany flooring and wraparound windows. All three bedrooms are on the main floor and have air conditioning. Bedroom 1 has a king bed, a full ensuite bathroom, a standard closet and French doors to the backyard and outdoor shower. Bedroom 2 has two twin beds and a crib. Bedroom 3 has a twin bed and a full ensuite bathroom. Two bathrooms have showers and one has a shower/tub combination; bathrooms feature Waterworks tiles and marble vanities. The fenced private backyard has outdoor furniture, four lounge chairs, a patio, bamboo torches, a wood-burning fire pit with chopped wood, a barbecue grill and an outdoor dining table seating eight. A hot-and-cold outdoor shower, two beach chairs, a beach umbrella and a cooler are available. The house also has heating, hot water, a washer and dryer, linens, bath and beach towels, a hair dryer, an iron and ironing board, a private entrance, smoke and carbon monoxide detectors, and a fire extinguisher. The homeowner manages on-the-ground operations and guest communication after booking confirmation. Sag Harbor village, grocery stores, a health food store and a farmers market are less than a mile away. The village and house are within walking distance of Jitney access. The property is not suitable for multiple families and is not handicap accessible. Outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May. The primary renter must be at least 25. Smoking and pets are prohibited. Additional guests and events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $40.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime visits. ## Property questions ## Is the backyard fenced? Yes, the backyard is fenced. ## What is the cancellation policy? Unless otherwise stated, payments are non-refundable. After cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner’s discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the original total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, the original guest may use the original dates if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. ## What payment methods apply to the balance? Credit-card balance payments are capped at $3,500. Payments over $3,500 must be made by check, ACH or wire. ## Is there a security deposit? In lieu of a security deposit, the property has up to $25,000 of damage protection. Coverage details are provided in the booking agreement. Special uses may require an increased security deposit.
