An upstairs bedroom includes a sitting area, desk and ocean views. There are two bedrooms on the main floor and one upstairs; the main-floor queen bedroom has a full ensuite bathroom. Both bathrooms are on the main floor, one with a shower and tub and the other with a shower. The estimated floor area is 1,588 square feet. Facilities include air conditioning in all three bedrooms, heating, a washer and dryer, bed linens, bath and beach towels, a hair dryer, an iron and ironing board, and a stereo and Bluetooth speaker. Outdoor equipment includes a hot-and-cold outdoor shower, six beach chairs, a beach umbrella, six lounge chairs, patio furniture, three adult bicycles, gas and charcoal grilling equipment, and tennis rackets. Smoke and carbon monoxide detectors and a fire extinguisher are provided. Downtown Montauk, Surf Lodge and Ditch Plains are nearby. A communal pool is 2–3 minutes away by car. For reservations longer than seven nights, one cleaning per week is mandatory, at the guest’s expense. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically take place in late April or early May. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis may work with the owner to reopen and rebook the original dates. If those dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the original total reservation amount is issued after the replacement reservation is paid in full. If the dates are not rebooked, guests may use their original reservation dates provided payments comply with the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire.
