A private outdoor heated freshwater pool in the backyard overlooks the bay. Public stairs lead down to the waterfront. The open-plan interior includes a living room and equipped kitchen with a refrigerator, stove, oven, dishwasher, microwave, toaster, blender, coffee pot, cookware and dishes. Covered porches and an upstairs relaxation area provide additional places to sit. All three bedrooms are on the second floor and have air conditioning and full ensuite bathrooms. Their bed arrangements are one king, one queen, and one queen plus one twin respectively. The upstairs open sleeping area has a sofa bed and balcony/deck. A half bathroom is on the main floor. Outdoor facilities include a gas grill, wood-burning fire pit, hot-and-cold outdoor shower, two beach chairs, a beach umbrella, four lounge chairs and patio furniture. Linens, bath towels and pool/beach towels are provided. The home also has heating, a usable fireplace, a washer and dryer, Wi-Fi and a laptop-friendly workspace. Reservations require approval before confirmation. Smoking is not allowed. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $45.00 per night of the reservation. One end-of-stay cleaning is included; for stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Events, commercial activities, other non-traditional uses and rotating groups require prior written host approval; additional fees and/or an increased security deposit may apply. Outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner’s discretion and successfully rebooked for the original dates at the same or higher price, a refund less a 20% penalty on the original reservation total is issued after the new reservation is paid in full. If not rebooked, guests may use their original dates provided scheduled payments are complete and Marquis receives written notice at least 72 hours before the stay. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement.
