# Short Beach Spectacular Sag Harbor, NY, United States (general area) ## About the house Set on more than one acre of gardens and grounds, the house offers over 3,300 square feet of living space, oversized windows, vaulted ceilings and a wood-burning brick fireplace. Living and dining areas are joined by a four-season sunroom, family room and full basement. The equipped kitchen has a breakfast bar, stove, oven, refrigerator, wine fridge, dishwasher, microwave, Nespresso coffee machine, toaster, blender and cookware. Four bedrooms accommodate up to eight guests. Bedroom 1 has a king bed, ensuite bathroom, TV and closet. Bedroom 2 has a queen bed, a sofa bed and an ensuite bathroom. Bedrooms 3 and 4 each have a double/full bed and closet. All four bedrooms have air conditioning. Bathroom facilities comprise three full bathrooms and one half bathroom: a shower and tub in Bathroom 1, a shower in Bathroom 2, and a shower/tub combination in Bathroom 3. Outside are a private heated saltwater pool, hot tub, large deck, stone patio, gas grill and a pond with a stone waterfall. Outdoor equipment includes two lounge chairs, patio furniture, five beach chairs, two adult bicycles and a kayak/canoe. The yard has a fence. Indoor facilities include central air conditioning, heating, Wi-Fi, washer and dryer, cable and smart TVs, a Sonos speaker system and a game room. Bed linens and bath towels are provided. The driveway accommodates three cars. The private bay beach is two blocks away, with a beach within walking distance at the end of Sunset Beach Road. Nearby beaches include North Haven Resident Beach and Long Beach. The homeowner manages on-the-ground operations and guest communication after booking confirmation. Driveway parking is limited to three cars. Maximum occupancy is eight; additional guests are not permitted. The primary renter must be at least 30 years old, and unrelated groups must be over 30. Pets, smoking and events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $110.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically occur in late April or early May. Unless otherwise stated, payments are non-refundable. Marquis will use best efforts to work with the owner to reopen canceled dates, at the owner’s discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If not rebooked, guests may use their original dates provided scheduled payments are made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, damage protection of up to $25,000 applies, with coverage details in the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours. ## Property questions ## Who handles communication during the stay?
