Floor-to-ceiling windows and sliding glass doors connect the open living room, dining area and equipped kitchen with the outdoors. Water views extend from nearly every room. The kitchen includes high-end appliances, a refrigerator, oven, stove, microwave, dishwasher, coffee pot, toaster, blender, cookware, dishes, wine fridge and ice maker. The second-floor primary bedroom has a king bed and an ensuite with a shower and tub. The other second-floor bedrooms have a queen bed and twin beds respectively, each with a full ensuite shower bathroom. An enclosed third-floor sleeping area has a queen bed. A main-floor queen bedroom has an ensuite shower bathroom and garden access. Four bedrooms have balcony/deck access; every bedroom has air conditioning and a standard closet. The primary renter must be at least 30 years old. Smoking and pets are prohibited. Reservations require approval before confirmation. Additional guests and events require express approval. Events, commercial activities, rotating groups and other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Utility fees are included, but guests are responsible for excessive utility usage. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory and in-stay cleanings are at the guest's expense. Unless otherwise stated, payments are non-refundable. If the owner permits reopening the dates and Marquis rebooks the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking is collected. If no replacement booking is made, guests may use their original dates provided payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above that amount must be made by check, ACH or wire. Instead of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement.
