Bright, open-plan living areas feature abundant windows, curated artwork and furnishings, with common areas opening onto an outdoor terrace. The fully equipped kitchen includes premium appliances, cookware, dishes and a microwave. Outside are a private heated pool, sun deck with lounge chairs, covered outdoor dining, a grill, a fire pit and a large fenced yard surrounded by greenery. A large parking area accommodates guests. The neighborhood beach on Shinnecock Bay is within walking distance; Coopers Beach is a short drive or Uber ride away and requires a parking pass. The first-floor bedrooms contain a king bed with a full ensuite bathroom and two queen beds respectively. The first-floor office sleeping space has a sofa bed and streaming TV. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive utility usage. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If a guest cancels, Marquis will use best efforts to work with the owner to reopen the dates; reopening is the owner's decision. If the original dates are rebooked at the same or a higher price and the replacement reservation is paid in full, a refund less a penalty of 20% of the total original reservation amount will be issued. If no replacement booking is made, the guest may use the original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to schedule showings during reasonable daytime hours.
