House rules

The primary renter must be at least 30 years old. No persons beyond the maximum occupancy of nine are permitted. Pets and smoking are prohibited. Events are prohibited. Commercial activities, rotating guest groups and other non-traditional uses require prior written approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. One end-of-stay cleaning is included in the reservation total. Reservations require approval before confirmation. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis may work with the owner to reopen and rebook the original dates. If those dates are rebooked at the same or a higher price, a refund less a penalty equal to 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use the original dates if payments are current and Marquis receives written notice at least 72 hours before arrival. Balance payments by credit card are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property carries up to $25,000 in damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

Southampton, Hampton Bays and Shinnecock Hills Golf Club are a short drive away. Nearby beaches include Cooper's Beach, Flying Point Beach, Halsey Neck Beach, Cryder Beach and Little Plains Beach. The home is not suitable for unrelated guests. For stays outside Memorial Day to Labor Day, inquire before booking about pool use and availability of outdoor furniture and equipment; spring cleaning and updates typically occur in late April or early May.
