# Shinnecock Retreat Southampton, NY, United States (general area) ## About the house The home has an open floor plan, cathedral ceilings, new hardwood floors, a front porch, a sun porch overlooking the lawn, and a finished walk-out basement. The den has a wood-burning fireplace and television. Smart TV, cable television and a Bluetooth speaker system are available. The island kitchen has cookware, dishes and silverware, stainless steel appliances, a stove, oven, refrigerator, ice maker, dishwasher, microwave, toaster, blender and drip coffee maker. The island seats three, with additional dining at the indoor table, sun porch, deck and patio. All three bedrooms are on the main floor. Bedroom 1 has a king bed, television, closet and full ensuite bathroom with a shower. Bedroom 2 has a queen bed, two cribs and a closet; Bedroom 3 has a queen bed and a closet. Each bedroom has air conditioning. A second full bathroom on the main floor has a shower and tub, and a half bathroom is on the lower level. Linens, bath towels, pool/beach towels and a hair dryer are supplied. The fenced backyard has a private heated freshwater pool, four lounge chairs, a trampoline, a gas grill, patio furniture and a hot-and-cold outdoor shower. Four beach chairs, a beach umbrella, beach toys and a cooler are available. Bikes are available for rides around town. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically take place in late April or early May. The primary renter must be at least 30 years old. Maximum occupancy is six; additional guests beyond that limit are not permitted. Smoking is not allowed. Reservations require approval before confirmation. Events are prohibited. Reservations involving events, commercial activities or other non-traditional uses, including rotating guest groups during one stay, require prior written host approval and may incur additional fees or an increased security deposit. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $75.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will use best efforts to work with the owner to reopen and rebook the original dates, at the owner's discretion. If those dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total original reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use the original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement.
