The great room has a wood-burning fireplace and connects to the dining area and renovated kitchen. The kitchen includes a refrigerator, oven, stove, dishwasher, microwave, coffee maker, toaster, blender, ice maker, cookware and dishes. All four bedrooms are on the main floor and have air conditioning. The primary bedroom has a king bed, full ensuite bathroom, streaming TV and walk-in closet. The second bedroom has two twin beds; the third and fourth each have a queen bed. The fourth bedroom also has a full ensuite bathroom and streaming TV. Three bathrooms are on the main floor, including the primary bathroom with a shower and tub; the fourth is on the lower level with a shower/tub combination. Outdoor facilities include a private heated saltwater pool, an uncovered deck/patio, lounge chairs, patio furniture with an umbrella, a gas grill, a wood-burning fire pit and a fenced backyard. Weight-training equipment and beach toys are available. Inside, facilities include central air conditioning, heating, Wi-Fi, a laptop-friendly workspace, a washer and dryer, and a living-room television. Bed linens, bath towels, pool/beach towels, a hair dryer and ironing equipment are provided. Southampton restaurants, shops, art galleries and ocean beaches are minutes away. The primary renter must be at least 25 years old. Maximum occupancy is eight. Pets and smoking are prohibited. Additional guests and events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. After cancellation, Marquis may work with the owner to reopen and rebook the original dates; reopening is at the owner's discretion. If the dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued once the replacement reservation is paid in full. If the dates are not rebooked, the original stay may still be used provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. ## Is there damage protection? In lieu of a security deposit, the property has up to $25,000 in damage protection. Coverage details are provided in the booking agreement. ## How may the balance be paid? Credit-card balance payments are capped at $3,500. Payments over $3,500 must be made by check, ACH or wire.
