# Shinnecock Elegance Southampton, NY, United States (general area) ## About the house The approximately 4,400-square-foot home accommodates up to 13 guests across five bedrooms and an additional lower-level office sleeping area. An open, light-filled layout includes multiple sitting and dining areas and a great room with a fireplace. The island kitchen has appliances, a microwave, coffee maker and wine fridge. The primary king bedroom is on the main floor. Upstairs are two king bedrooms, one queen bedroom and a bedroom with two queen beds; all five bedrooms have ensuite bathrooms, air conditioning, cable/satellite television and closets. The second bedroom also has a balcony/deck. The lower-level sleeping area has a sofa bed, air conditioning, television and a closet. There are six full bathrooms and one main-floor powder room. Outdoor facilities include a private heated, unfenced pool, outdoor shower, gas grill, patio, multiple seating areas, lawns and a fenced backyard. Guests can use communal tennis courts in the neighborhood. Indoor facilities include a gym, media room, ping pong table and Sonos sound systems. Utility fees are included, but guests are responsible for excessive usage. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours. Payments are non-refundable unless otherwise stated. If canceled dates are reopened at the owner's discretion and successfully rebooked at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued once the replacement reservation is paid in full. If no replacement reservation is made, guests may use their original dates provided payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger balance payments must be made by check, ACH or wire.
